3. Sudbury has a strong community love of history and there are some beautiful antique homes that are lovingly maintained here. If you are new to the area, a tour is never complete without a visit to the Wayside Inn, the oldest operating Inn in the country; it has been in business since 1716. So, if you move here, you don’t have to wear a tri-corner hat, but you should know where to get one! Even the zip code lets you know colonial history lives here, it’s 01776.

4. Property prices have turned the corner and are on an upward trend. The per square foot price of luxury homes sold in 2013 rose to $224 per square foot, up from $219 per square foot in 2012. The number of sales of property valued over $1,000,000 has also risen from 66 in 2012 to 75 in 2013. Zillow.com is forecasting another 2.9% increase in values for 2014. Now is a great time to invest in Sudbury.

5. A Sudbury driving commute may seem daunting as there is no highway access in the town, but that also makes for very quiet neighborhoods. Since Sudbury is just about equidistance from Boston and Worcester, the state’s 2 largest cities, it makes sense to live here if your commute needs to be flexible or your job site is changeable. Commuter trains are available in the neighboring communities of Lincoln, Concord, Acton and Framingham.

6. Sudbury Red Sox fans are legendary, and sports in the town are too. Last year one of the town’s luxury property sales was a farm once owned by Babe Ruth. The Babe’s curse was thought to be the reason for the team’s long history of World Series losses. All that ended in 2004 when a then current resident of the house had his teeth knocked out at Fenway as a result of a ball hit by Manny Ramirez. Shaq chose Sudbury as his hometown when he joined the Celtics and Dennis Eckersley has delighted residents for many years. You’ll never know who you’ll run into at a Little League game.

7. Financially, the town seems to be on solid ground. Schools have all been recently rebuilt or remodeled, the police station is in process of updates, community services and the library appear to be well funded and town water (all of the town water is supplied by underground wells) is considered “Excellent” by the Massachusetts Department of Housing and Community Development, DCHD.
